Belgravia Ace Review: Landed Living Without Owning The Land?

Belgravia Ace is not the easiest property to put neatly into a box.

Is it a condo? Not quite.

Is it landed? Well... that depends on what you mean by “landed”.


And this is why I think Belgravia Ace is special and interesting

Belgravia Ace sits on a large piece of land zoned for 3-storey envelope mixed landed. The developer could have maximised the land with rows and rows of inter-terraces, like Pollen Collection or Luxus Hill.


Instead, they took a different route to create a 107-unit strata-landed community, predominantly made up of semi-detached homes, and using part of the site for private parking, condo-style facilities, security and a gated environment.

And it is freehold.


So what you get is quite different from a typical high-rise condo. You get a large multi-storey landed home, while still retaining some of the conveniences that condo owners have become accustomed to — the pool, gym, playground, clubhouse and function rooms.

For traditional landed homeowners, it works the other way around. You get the space and familiar experience of living in a landed home, while enjoying conveniences that you would not typically get with a standalone landed property.

A Landed Home, Not Just An Apartment


For some buyers, the answer is simple: they want a home that feels like a proper house.


More space. More privacy. Your own entrance. Your own parking. Multiple levels. A private lift. Somewhere the children can have their own rooms, where parents can stay comfortably, where you can work from home without turning the dining table into an office every day.


Belgravia Ace is fundamentally a collection of landed homes, but the homes sit within an estate that gives residents some of the conveniences we normally associate with condo living.

The homes here are large too. The three available types range from about 3,929 sq ft to 4,370 sq ft, with private car porches, five bedrooms across multiple floors and layouts designed very differently from the typical high-rise condo apartment.


A semi-detached unit also gives you more openness and privacy than a conventional terrace, with windows and natural light coming in from three sides. At Belgravia Ace, some of the homes are also arranged back-to-back, which gives the development a more open and airy feel than you might expect from a typical strata-landed project.

Three storeys plus attic, with five bedrooms, a study, household shelter and private lift. One practical feature I particularly like is the ground-floor ensuite bedroom. For a multi-generational family, that can make a real difference when elderly parents are living with you. And it is the only layout that has a gated car porch like a traditional landed.


There are 10 Type A units remaining.

The largest of the three types, with a basement, multiple bedroom floors, a roof terrace and an accompanying family room. It also has a wide private car porch that spans more than 8m. From basement to roof terrace, you have five floors of space, excluding the free furniture loft. That is really space optimisation at its peak.


There are 9 remaining units.

Type C also boasts three storeys plus basement and roof terrace. It is also the most common layout in the development, with four units remaining.

And all units come with a free furniture loft located above the double-volume living hall, roughly 5 sqm and not included in the quoted floor area. The living and dining spaces have a 4.5m ceiling height, which allows that additional loft space without making the room feel overly cramped.


The estate is planned around a north-south orientation, with the bedrooms and living areas positioned away from the harsher west sun. The spacing between the homes also allows for cross-ventilation.


Come take a look at the estate and you will find it very soothing, bright and airy throughout. These aren't the things that usually make it onto the front of a brochure, but they are the details I would pay attention to when looking at a home you may live in for the next 10 or 20 years. It’s Not Just A Few Cluster Houses In A Condo. It's Landed Living


There is another thing that makes Belgravia Ace unusual: the scale of the estate.

The entire 26,990 sqm site is devoted to strata-landed homes. That's more than the size of 3.5 soccer fields of semi-detached homes — rather than having a conventional condominium development with a smaller cluster of landed units within it.

And because strata-landed developments are required to set aside a substantial portion of the site as communal open space, you don't get a development that is simply packed with houses. URA's current guidelines require at least 45% of the nett site area to be set aside as Communal Open Space.

Honestly, Belgravia Ace breaks the common misconception about cluster houses. There is nothing particularly “clustered” about it. Clustered as in a community — yes, potentially. Clustered as in homes packed tightly together — definitely not.

At Belgravia Ace, that space becomes part of the experience — landscaped areas, swimming pools, a clubhouse, gym, function room, BBQ pavilions, a playground and other shared facilities. There is also a single vehicular entrance, pedestrian access points, 24-hour security and CCTV.


That changes the experience quite a bit.

You still come home to your own house, your own car porch and your own front door. But once you step outside, you are also part of a low-density, spacious private estate where the surroundings, facilities and common areas are shared and maintained collectively.

And I think this is an important distinction.

The whole development is the landed community.



But Is Strata Landed Really Landed?

This is probably where some buyers will pause.

Because the moment you hear “strata landed”, you turn off cos you rather consider a landed than strata landed. But is strata landed really landed?

The short answer? For Belgravia Ace, I would say yes — it is landed, just landed in a different way.

So if you are trying to decide whether strata landed is “really” landed, perhaps the better question isn't which one is better.

It is about what you value more.




Two neighbouring landed homes can start out looking equally beautiful. 20 or 30 years later, one may be meticulously maintained while the other has aged more noticeably, simply because the owners have different priorities, budgets or circumstances.

That is one of the realities of individual landed ownership. The freedom to decide also means the responsibility to maintain.

And this is where strata landed starts to offer a different proposition. The individual homeowner is still responsible for their own home, but the wider estate, landscaping, common areas and facilities are maintained collectively. You give up some individual control, but in return, you don't have to take on every aspect of managing the estate yourself.

And I think both have their trade-offs.


Neither is necessarily better.


It really comes down to whether you want landed, or landed living?

There are plenty of landed homes in Singapore. And if your only objective is to own your own piece of land, with maximum freedom to renovate, rebuild or decide what happens to the property, then traditional landed will probably make more sense.

Belgravia Ace is for a slightly different buyer.

It is for someone who wants the experience of living in a landed home, but also values what comes with being part of a private estate.

That could mean different things to different people.

  • For a condo owner, it could be the desire to move into a proper house without giving up the security, facilities and gated environment they have become accustomed to.

  • For a landed homeowner, it could be the opposite. Perhaps you already enjoy having a house, but you don't necessarily need — or want — to manage everything around it yourself.

  • For a growing family, the appeal may simply be the amount of space. Multiple floors, proper bedrooms, private parking, a private lift and outdoor areas give a family room to grow without moving into a much larger conventional landed property.

  • For a multi-generational family, having a house with different levels and enough room for different generations to have their own space could be particularly appealing.

But there is another group I think is worth considering.

The buyer who is considering a landed property, but doesn't necessarily need to own a standalone plot of land.

That distinction matters.

Because if what you really want is a big house, privacy, space, a private entrance and your own parking — and you like the idea of handing over that well-maintained home, within a well-maintained estate, to the next generation — then strata ownership may not be a deal-breaker.

You may even be thinking beyond your own lifetime. You want your children to be able to continue living in the home without being saddled with the potentially heavy financial cost of repairing, reinstating or eventually rebuilding a standalone landed property.

You are also perfectly comfortable not owning the “land”. You don't need to plant your own durian trees. And, honestly, good riddance — no need to worry about the insects and pests that come with them either.

For these buyers, the fact that the wider land is held collectively may not be a disadvantage at all. It may actually be part of the appeal.

And that, to me, is the more interesting way to look at Belgravia Ace.

Ultimately, there is no one-size-fits-all when it comes to property. What works beautifully for one buyer may not work for another. It really comes down to finding the home that fits the way you want to live.


And Who Is Traditional Landed For?

Of course, there will also be buyers for whom owning the land is an important part of the appeal.

If you want the freedom to decide what happens to your property, renovate or rebuild according to your own plans, or even turn it into a head-turning icon along an otherwise boring street, then traditional landed may still be the more natural choice.

You may want to plant that durian tree after all. 😄

And there is nothing wrong with that.

The point isn't that one is better than the other. It is about understanding what you are actually buying — and whether it fits the way you want to live, maintain and eventually pass on your property.



What Else Should You Know About Belgravia Ace? Quality & Fittings

The specifications are also fairly comprehensive.

The kitchens come with V-ZUG appliances alongside Samsung appliances, while sanitary fittings are from GROHE and TOTO. Each home also has a Fermax smart home system covering selected air-conditioning and lighting controls, an IP camera, digital lockset, smoke detector and home intercom.

Every unit also comes with a private lift, dedicated EV charging point and a rooftop water tank with booster pump. The kitchen exhaust is ducted outdoors, while the homes use low-emissivity glazing to help reduce heat gain.

I wouldn't make the appliances the reason to buy the property, though.

At this price point, the more important questions are still the fundamentals: Does the house work for your family? Does the location work for your lifestyle?

And on that second question, there is one thing worth being very clear about.



The Location Trade-Off

This Isn't An MRT-At-Your-Doorstep Home

Belgravia Ace sits on Belgravia Drive within the Seletar Hills landed enclave, off Ang Mo Kio Avenue 5.


The location is quiet and low-rise, which is very much part of the appeal.


But I would be quite upfront about the trade-off here: there is no MRT station within walking distance today.


Then again, this is not unusual for landed estates. Part of the reason people choose landed living is precisely because it tends to be quieter and more removed from the hustle and bustle of major roads, malls and transport hubs.

For public commute, the nearest bus stop is a short 200m away, with services connecting you to Yio Chu Kang MRT and Ang Mo Kio MRT in around 7 to 8 stops. With the Cross Island Line's Ang Mo Kio station expected to open in 2030, connectivity from Ang Mo Kio to other parts of the island should improve further.


If you are someone who relies heavily on public transport, or simply likes having an MRT station, shops and everyday amenities within an easy walk, this is something you need to be comfortable with.


For drivers, however, the location is considerably more convenient. Belgravia Ace is just off Ang Mo Kio Avenue 5, with easy access to the CTE, SLE and TPE. The upcoming North-South Corridor should add another major connection for drivers when completed.

Belgravia Ace is very much a drive-friendly, landed lifestyle — rather than an MRT-centric one.

And I think that is a fair trade-off to acknowledge rather than gloss over.



Schools and Amenities

For families, there are also schools within the wider area, including Rosyth Primary and Hougang Primary, as well as Anderson Secondary, Nan Chiau Secondary, Nanyang Junior College and Nanyang Polytechnic.

And you are certainly not short of places to shop or eat. Greenwich V and The Seletar Mall are nearby, while AMK Hub, NEX, Compass One and Hougang Mall are all within a relatively short drive. Jalan Kayu is close by for its familiar stretch of eateries, while Seletar Aerospace Park offers something a little different, with cafés, restaurants and retail housed within its conserved colonial bungalows.

For those who enjoy having greenery nearby, there is also Seletar Country Club, Hampstead Wetlands Park and Lower Seletar Reservoir.

So the location is not about having everything right outside your doorstep.

It is more about having a quieter landed environment, while still being within reasonable driving distance of the things you need.

And for Belgravia Ace, I think that is a fair reflection of the location.



My Honest Take


Okay, here's where I'll put my cards on the table.

I think Belgravia Ace is genuinely interesting because it solves a fairly specific problem.

You get freehold tenure, semi-detached space and privacy, a landed-only environment and a completed home. At the same time, you have shared facilities, security and an MCST managing the common areas.

That combination isn't for everyone, but for the right family, I can see the appeal. But you don't own an individual plot of land. And you don't have the same freedom that comes with traditional landed ownership.

For me, that isn't necessarily a negative. It simply means you need to be clear about what matters to you.

At the same time, I wouldn't recommend Belgravia Ace to someone simply because they tell me, “I want landed.” I will ask what they mean by landed.


Because wanting land and wanting landed living are not necessarily the same thing.

If you want land — the ability to rebuild, extend and have greater control over your own property — traditional landed will probably make more sense.

But if what you really want is the space, privacy and experience of living in a proper house, within a private gated estate, while being comfortable with shared facilities and collective management, then Belgravia Ace starts to make a lot more sense.

And then comes the price.

At $5.30M and above, this is not something I would recommend simply because it is freehold or because the house looks good.

I would want to compare it properly against traditional landed options and large condominiums, and look at what you are actually getting for your money — not just the headline price per square foot.

The good thing is that the homes are already completed.

You can walk through the actual house, see the proportions, understand the surroundings and decide whether the space really works for your family. You're not trying to make a multi-million-dollar decision based on a showflat and a rendering.

So while you skip the multi-year construction wait, the financial burden with a completed unit also comes much faster. That is something I would definitely discuss with a buyer before they get too excited about the house.


So, would I shortlist Belgravia Ace? Yes — for the right buyer.

Not because I think it is simply “better” than a condominium or traditional landed, but because it offers a particular combination that some buyers may find difficult to get elsewhere.

And ultimately, that is how I would approach this property.

Understand what you are actually buying. Understand what you are giving up. And then decide whether the trade-off works for you.

Because at this price point, I don't think “nice house” is enough.

It has to be the right house for the way you want to live.
