Thomson Reserve, the upcoming Thomson Condo New Launch, is one of those projects where it is very easy to get excited before you've even seen the price list. And I understand why.
This is the redevelopment of Thomson View — the low-rise condo along Bright Hill Drive that spent almost two decades trying to go en bloc before finally succeeding.
Now it is coming back as one of the biggest private launches District 20 has seen in years.
You've got a massive site.
A fresh lease.
Upper Thomson MRT practically at the doorstep.
Ai Tong School within 1km.
A location in a mature estate that many families already know and love.
On paper, that's a very attractive combination. But here's where I would slow things down.
A good project is not automatically a good buy.
And for a pre-launch development, there is one rather important piece of the puzzle that we don't have yet:
The price.
So in this review, I'll separate what I think is genuinely strong from what I think you should be careful about once the numbers are released.

The 30-Second Snapshot
Thomson Reserve scores 33/40, or 4.1 stars, on NAVIS PrimeKey Analysis.
Its strongest points are quite straightforward:
Doorstep MRT connectivity — about a 2-minute sheltered walk to Upper Thomson MRT.
Fresh lease — approximately 98 years remaining on a lease that started in November 2025.
School Effect — Ai Tong School is approximately 0.53km away.
The softer areas are:
The GLS/enbloc pipeline around it isn't as strong as some other D20 projects.
The MOP upgrader pool is not its biggest advantage.
And there is one big unknown:
PRICE.
So yes, the fundamentals look strong. But I would not tell anyone to commit before seeing what those fundamentals are being priced at.

Thomson Reserve comes in at 33/40.

MRT Connectivity ★★★★★
This one is difficult to argue with. Upper Thomson MRT is approximately a 2-minute sheltered walk away. No more heavy bags with umbrella or trying to manage several heavy grocery bags while balancing the umbrella with the other hand.
And we're not talking about a station that is isolated from the rest of the network. Upper Thomson sits on the Thomson-East Coast Line, giving you access to several interchanges along the route. Read more about this in the later section.
Remaining Tenure ★★★★★
The lease only started on 4 November 2025. So you're essentially starting with a fresh 99-year lease, with around 98 years remaining.
Compared with many established D20 condos where the lease started years — or decades — earlier, that is a meaningful advantage.
School Effect ★★★★★
Ai Tong School is about 0.53km away. For families who have been trying to secure a home within that 1km radius, this is likely to be one of the biggest reasons Thomson Reserve is on their radar.
But again, I want to make the same point:
Three 5-star pillars do not automatically make a property a good purchase at any price.
The radar chart isn't supposed to be a perfect circle. It is supposed to show us where the strengths are, and where we need to ask more questions.
What You're Actually Buying Into
The first thing that stands out about Thomson Reserve is the land. At approximately 540,000 sqft, we're talking about roughly seven to eight football fields. That's substantial.

The development will have six towers — two 30-storey Luxury Blocks and four 21-storey Classic Blocks — arranged around the site rather than clustered tightly in the middle. The scale should allow for generous spacing, landscaping and facilities.
And because the construction is conventional rather than PPVC, there should be more flexibility for renovations later as the walls could be hacked with approval. Unit types are expected to range from 2-bedroom units through to 5-bedroom suites with private lifts. The exact sizes and final unit mix have not yet been confirmed, so I wouldn't make a purchasing decision based on those numbers until the developer releases the official information. Oh, the developer did let slip that the blocks were designed to optimise the unblocked views. And with unblocked views, it usually means bright and airy units. Cue the nice breeze, the cool fresh winds with lots of airiness.

Facilities are also not fully confirmed, but the current plans indicate a large central pool, club facilities, gym, yoga decks, tennis courts, children's play areas and landscaped gardens.
In other words, this isn't trying to be a small boutique condo.
It's a large-scale, full-facility development.
And that is both a strength and something you need to understand.
The Real Differentiator: Two MRT Advantages
Here's the part I think is particularly interesting. It's not simply that Thomson Reserve is “near MRT”. Quite a few D20 condos can say that.
But it is also only one MRT stop from Bright Hill, which is expected to become a Thomson-East Coast Line (TEL) and Cross Island Line (CIL) interchange around 2030.
That gives it two useful advantages:
convenience today + connectivity potential tomorrow.

What do I mean? Let's look at the 2 newest D20 condos - Jadescape and AMO Residence:
Jadescape, is near Marymount MRT but getting to Bright Hill is rather inconvenient. The simpliest way is to take bus for 8 stops. Or hop onto Marymount MRT and take 2 stops. But because Marymount sits on a different Circle Line (CCL), that means you have to switch lines to get to Bright Hill, a more troublesome route than Thomson Reserve's direct 1-stop ride to Bright Hill.
AMO is a bit better positioned. Its nearest station is Mayflower MRT, just one stop from Bright Hill on the same TEL line. But getting from AMO to Mayflower itself takes 3 bus stops, or a 7-minute walk from the side gate, compared to Thomson Reserve's 2-minute sheltered walk to Upper Thomson.
So the real edge is that Thomson Reserve has both winning factors together: a walkable doorstep station today, plus a short, same-line hop to a future interchange.

Plus there isn't any other upcoming condos in D20 that offers this unparallel convenience.
Location and Connectivity
Upper Thomson MRT is genuinely one of the most strategically located stations on the network. Within less than 4 stops, you hit 4 separate interchanges, all on the same TEL Line:

● Caldecott — 1 stop, interchange with the Circle Line
● Bright Hill — 1 stop, future interchange with the Cross Island Line
● Stevens — 3 stops, interchange with the Downtown Line
● Woodlands — 6 stops, interchange with the North-South Line
And from Caldecott, just 1 stop away, you're quickly plugged into the rest of the island too:
Bishan — 2 more stops, interchange with North-South Line
Serangoon — 4 more stops, interchange with North East Line
MacPherson — 7 more stops, interchange with Downtown Line
Paya Lebar — 8 more stops, interchange with East-West Line
There's also a large number of bus routes running along Upper Thomson that cover many other parts of the island.
Drivers get easy access to the CTE and PIE, and the upcoming North-South Corridor (opening 2027) should shave some time off the drive into the CBD.
So whether you commute by train or drive, connectivity is one of Thomson Reserve's strongest fundamentals.
And then there is Upper Thomson itself. Think food, cafes, groceries, supper places and more.
The sort of neighbourhood where you don't have to drive to another town centre just to satisfy a craving. That's a lifestyle advantage that doesn't show up neatly in a PrimeKey score.
Schools Nearby

Ai Tong School is the headline. It sits within 1km, approximately 0.53km away.
Within the wider 1–2km radius, you also have Catholic High School, CHIJ St Nicholas Girls' School, Marymount Convent School and Kuo Chuan Presbyterian Primary.
Raffles Institution, Raffles Girls' School and Eunoia Junior College are also within a short drive.
For families already living around Bishan, AMK or Thomson, this combination is probably one of the biggest reasons to watch the project.
Amenities
Thomson Plaza is directly across the road. For everyday life, that's a big deal. It means that groceries, errands, makan and more, are just at your doorstep. Sin Ming Plaza, Junction 8 and AMK Hub are also within easy reach.
And then there is MacRitchie, with Lower Peirce and Bishan-Ang Mo Kio Park, all within reach. If you enjoy running, walking or simply being around greenery, this is one of the stronger points of the location.
So while the development itself is new, the neighbourhood is not.
You're buying into an established town and its ecosystem rather than creating one from scratch.
Who Is Thomson Reserve Really For?
1. Local HDB upgraders who want to stay in the neighbourhood
If you're currently living in Bishan, AMK or Thomson and have been waiting for a new project that allows you to remain close to your schools, family and familiar amenities, Thomson Reserve makes a lot of sense as a project to watch.
Especially if Ai Tong is important to you.
2. Patient buyers who don't need to move in immediately
TOP is estimated around 2030/2031. That's still several years away. So if you need a home next year, this clearly isn't the answer.
If you're comfortable waiting and have a proper holding plan, the story becomes much more interesting. What I would not do is buy Thomson Reserve randomly just purely because you think you can make a quick flip.
That would require some strategic planning because the project is large. There will eventually be many units competing in the resale market. Your unit selection will matter. And pricing will matter even more. In short, don't go in blindly. Talk it through with your agent and choose carefully. If he/she asks you to buy any unit cos it is so hot, then you better think and think again.
My Honest View
I like Thomson Reserve. I think the fundamentals are genuinely strong.
The MRT is excellent. The lease is fresh.
The land is unusually large.
The school positioning is strong.
The location sits in a mature estate that already has its own ecosystem.
So no, I don't think the hype is completely manufactured.
But that doesn't mean I'd tell you to buy it. Not yet. WHY?
Because we're still missing the most important part of the equation.
The price.
A property can have a fantastic location and still be overpriced. And a property can have a very strong PrimeKey score but still not make sense for your particular budget or investment objective.
For budgeting purposes, my current working reference is around $2,800 psf and above, but this is my own estimate, not official developer pricing.
I would treat it as a planning number, not a promise of where the launch will price. I will also think carefully about the sheer size of the development. At more than 1,000 units, there will eventually be a lot of owners trying to sell. If even 15% of the units came onto the market at one point, you're potentially looking at close to 200 competing units.
That doesn't mean every unit will struggle. It means unit selection matters.
You don't want to buy an average unit at an average price and then discover five years later that there are dozens of very similar units competing with yours.
So if you're asking me today:
“Is Thomson Reserve worth watching?” Absolutely.
“Is it definitely a good buy?” I don't think we can answer that until we see the price list.
And honestly, that's where I would prefer to leave it. No need to rush. Let the numbers come out. Then we can decide whether the fundamentals are being offered at a price that makes sense.
One Thing Worth Knowing About This Thomson Condo New Launch: GFA Harmonisation
Thomson Reserve is GFA harmonised because its GLS site was tendered after the URA harmonisation rules took effect in September 2022.
In simple terms, the quoted unit size does not include certain areas such as air-con ledges, bay windows or voids in the way some older developments do.
What you need to remember :
The size of a GFA harmonised projects are primarily made up of liveable space.
So when comparing PSF across projects, don't simply look at the headline number. A 700 sqft in Thomson Reserve will feel bigger than a 700 sqft in other D20 condos.
Make sure you're comparing like with like.
