Prices at Bishan
HDB
Most of the flats are built between 1987 to 1992. The newest flats are Natura Loft, a DBSS project which was built in 2011. Another 1,500 BTO homes are expected to be ready in mid-2026.
According to HDB resale statistics, the median sale price of a 4-room HDB in Bishan is $805,000 and $970,000 for 5-room unit as at Q1 2026.
Condominiums
There is a good variety of resale condominium options in Bishan. For those with a high risk appetite can consider condominiums built in the 1970s where there is potential for enbloc. Located near Marymount and Thomson, these offer spacious abode and a possible MacRitchie view. There are also other newer condominiums that are built in the early 2010s and these are generally located within close proximity to MRT stations. The new kid on the block in Bishan area would be AMO which is a stone's throw to Bishan-AMK Park.
According to URA data as at Q1 2026, the last transacted psf for older condominiums like almost 50-year-old Lakeview is about $1,050/psf while the newly TOP condominiums like AMO has transacted at $2,500/psf.
Landed Homes
With only 5% of the population residing in landed homes, landed properties (such as terrace homes, semi-detached and bungalows) are considered good investments for those with holding power. Bishan has one of the few landed areas that are located within walking distance to a MRT interchange, and these homes, especially the bungalows, are rarely on sale in the market.
According to URA statistics, the last transacted freehold semi-detached at Jalan Berjaya was in 2026 at about $8.75m at over $3,000PSF.
