Belgravia Ace Review: 23 Freehold Semi-Detached Homes Left, And They're Ready To Move In Now

Most buyers looking at landed homes are actually looking for two different things.
They want the space, privacy and lifestyle that come with landed living. But they also like the convenience of a managed development — security, shared facilities, less maintenance and, ideally, a home they don't have to spend the next few years rebuilding.
Usually, you have to choose.
Belgravia Ace is interesting because it sits somewhere between those two worlds.
This freehold strata-landed development off Ang Mo Kio Avenue 5 first launched in 2021. Of its 107 homes, 84 were sold from the original launch, leaving 23 semi-detached homes currently available. More importantly, the development obtained TOP on 21 April 2026.
So this isn't another new launch where you are looking at a showflat, choosing a stack and then waiting three or four years to see what you actually bought.
You can walk into the completed home today.
That changes the buying experience quite a bit.
But the more interesting question, to me, isn't simply whether Belgravia Ace is a good property. It is whether you're looking for land — or landed living.
That is where I think the real analysis starts.

What You're Actually Buying Into
All 23 remaining homes are semi-detached. The three terrace units in the development have already been sold.
That matters because the semi-detached layouts are where much of the appeal lies.
A semi-detached home gives you more openness and privacy than a conventional terrace, with windows and natural light on three sides. At Belgravia Ace, some of the homes are also arranged back-to-back, which gives the development a more open feel than you might expect from a typical strata-landed project.
There are three remaining unit types.
Type A - 3,929 sqft


Three storeys plus attic, with five bedrooms, a study, household shelter and private lift. One practical feature I particularly like is the ground-floor ensuite bedroom. For a multi-generational family, that can make a real difference when elderly parents are living with you.
There are 10 Type A units remaining.
Type B - 4,370 sqft


The largest of the three types, with a basement, roof terrace and an additional family room. It also has the most spacious private car porch.
There are 9 remaining.
Type C - 4,058 sqft


Three storeys plus basement and roof terrace. It is also the most common layout in the development, with four units remaining out of the 68 Type C units built.
There are also some details that are easy to miss when you are looking at the headline floor area.
Every unit comes with a free furniture loft located above the double-volume living hall, roughly 5 sqm and not included in the quoted floor area. The living and dining spaces have a 4.5m ceiling height, which allows that additional loft space without making the room feel overly cramped.

The estate is planned around a north-south orientation, with the bedrooms and living areas positioned away from the harsher west sun. The spacing between the homes also allows for cross-ventilation. These aren't the things that usually make it onto the front of a brochure, but they are the details I would pay attention to when looking at a home you may live in for the next 10 or 20 years.
Freehold Land, Condo-Style Living
This is really the heart of the Belgravia Ace proposition.
You own a share of freehold land title rather than simply owning an apartment within a high-rise development. At the same time, the common facilities, landscaping, security and shared areas are managed collectively through the MCST.
Belgravia Ace sits on a fully landed plot. All 107 homes are semi-detached or terrace houses. There are no high-rise condominium blocks sitting within the development.
For someone who specifically wants that low-rise, landed-neighbourhood environment, that is quite different from some other strata-landed developments where landed homes sit alongside apartment blocks.
Under the revised URA regulation, Belgravia Ace is unlike the older strata landed and offers low-density living. Over 40% of the site is allocated to communal open space, with about a quarter of the site dedicated to on-ground greenery and tree planting.
Then you have the facilities.
There is a 50m lap pool, a separate family pool with children's water play, clubhouse, gym, function room, BBQ pavilions, playground and landscaped gardens. Around 43.5% of the site is set aside as communal open space, with roughly a quarter of the site allocated to on-ground greenery and tree planting.
Security is another part of the proposition. The development has a single vehicular entrance, pedestrian side gates, 24-hour manned security, CCTV and an audio-video intercom in each home connecting to the guardhouse.
So yes, you get landed living.
But you don't have to maintain the pool and common landscaping yourself.
And that is really the plus point.
Quality & Fittings
The specifications are also fairly comprehensive.
The kitchens come with V-ZUG appliances alongside Samsung appliances, while sanitary fittings are from GROHE and TOTO. Each home also has a Fermax smart home system covering selected air-conditioning and lighting controls, an IP camera, digital lockset, smoke detector and home intercom.
Every unit also comes with a private lift, dedicated EV charging point and a rooftop water tank with booster pump. The kitchen exhaust is ducted outdoors, while the homes use low-emissivity glazing to help reduce heat gain.
I wouldn't make the appliances the reason to buy the property, though.
At this price point, the more important questions are still the fundamentals: Does the house work for your family? Does the location work for your lifestyle? And are you comfortable with the trade-off between strata landed and traditional landed?
Location & Connectivity
Belgravia Ace sits on Belgravia Drive within the Seletar Hills landed enclave, off Ang Mo Kio Avenue 5.
The location is quiet and low-rise, which is part of the appeal.
But I would be quite upfront about the trade-off here: There is no MRT station within walking distance today. But this is a common trait for many landed estates. Landed living is often quiet and tranquil, away from the hustle and bustle of the roads and malls. But it is just 200m walk to the nearest bus stop, and 7 to 8 stops to Yio Chu Kang MRT or Ang Mo Kio MRT. With Ang Mo Kio MRT becoming an interchange in 2030, there would be great convenience for Belgravia Ace homeowners.
For drivers, you will enjoy this location. It is just off Ang Mo Kio Ave 5 along CTE and, SLE and TPE are very accessible. With the upcoming North-South Corridor, there will be another added connection.
For families, there are schools within the wider area, including Rosyth Primary and Hougang Primary, as well as Anderson Secondary, Nan Chiau Secondary, Nanyang Junior College and Nanyang Polytechnic.
On the other hand, shopping and food options aren't lacking. Greenwich V and The Seletar Mall are nearby, with AMK Hub, NEX, Compass One and Hougang Mall all within a short drive.
Jalan Kayu is close by for food, while Seletar Aerospace Park gives you another lifestyle option with cafes, restaurants and retail in the conserved colonial bungalows.
For green space, there is Seletar Country Club, Hampstead Wetlands Park and Lower Seletar Reservoir.
Who Is Belgravia Ace Really For?
I think this is where Belgravia Ace becomes more interesting.
Don't just ask, “Who wants to buy Belgravia Ace?”
Ask instead: “Whose current home no longer fits their life?”
Based on what Belgravia Ace offers, these buyers are likely to love it there:
The condo owner whose family has outgrown the apartment
The buyer who has been looking at landed homes but hasn't found the right one
The multi-generational family that needs more space
The existing landed owner who wants something easier to manage.
There are also the more practical life changes.
Another child on the way.
Parents moving in.
More working from home.
A need for additional bedrooms, storage or space to entertain.
Or simply reaching a point where the current condo feels too small.
These are the situations where I think strata landed deserves a second look.
For a multi-generational household, the private lift, multiple levels and different bedroom configurations can be genuinely useful. Type A's ground-floor ensuite is a good example of a feature that isn't just there to sound impressive in a brochure — it solves a real family need.
At the same time, I wouldn't recommend Belgravia Ace to someone simply because they say, “I want landed.”
I'd ask what they mean by landed.
Because wanting land and wanting landed living are not necessarily the same thing.
My Honest Take
Okay, here's where I'll put my cards on the table.
I think Belgravia Ace is genuinely interesting because it solves a fairly specific problem.
You get freehold tenure, semi-detached space and privacy, a landed-only environment and a completed home. At the same time, you have shared facilities, security and an MCST managing the common areas.

That combination isn't for everyone, but for the right family, I can see the appeal.
The biggest question for me, however, is what you are actually buying.
If you want land — the ability to rebuild, extend and have greater control over your own property — traditional landed will probably make more sense. The agent deck itself makes this distinction quite clearly: some buyers fundamentally want to own land, while others want the experience of landed living.
Belgravia Ace is really for the second group.
You are accepting a smaller private footprint and strata rules in exchange for facilities, security, managed common areas and a more lock-up-and-go lifestyle. That isn't necessarily a compromise. For some families, it may actually be the more practical choice.
Then comes the price.
At $5.30M and above, this is not something I would recommend simply because it is freehold or because the house looks good.
I would want to compare it properly against traditional landed options and large condominiums, and look at what you are actually getting for your money — not just the headline price per square foot.
The good thing is that the homes are already completed.
You can walk through the actual house, see the proportions, understand the surroundings and decide whether the space really works for your family. You're not trying to make a six-figure or multi-million-dollar decision based on a showflat and a rendering.
There is also the payment timeline to think about. The stated schedule is 5% on the Option to Purchase, 80% within eight weeks of the OTP date, 13% within 14 days of receiving the Certificate of Statutory Completion, and the final 2% on completion. So while you skip the multi-year construction wait, the financial commitment comes much faster.
That is something I would definitely discuss with a buyer before they get too excited about the house.
So, would I shortlist Belgravia Ace?
Yes — for the right buyer.
But I wouldn't tell someone that it is simply “better” than a condo or traditional landed.
If you want the convenience of condo living but have outgrown your apartment, it is worth considering.
If you want landed space but don't want the headache of buying an older house and spending years rebuilding it, it is worth considering.
If you specifically want to own a large private plot and control what happens to your land, then I would show you traditional landed options too.
Because ultimately, I don't think the question is:
“Is Belgravia Ace a good property?”
The better question is:
“Are you buying land — or are you buying landed living?”
Once you know the answer to that, the shortlist becomes a lot clearer.
Because at this price point, “nice house” isn't enough. It has to be the right house for the way you want to live.
